Terms and Conditions

These terms and conditions are important and reflect what is expected of you as a guest and us as an owner of Hebrides House.

We urge you to take out the appropriate travel insurance for your holiday to cover you in the situation where you may have to cancel. If you decide not to take out insurance then you are accepting responsibility for any loss that you might incur if your booking is cancelled. We are not responsible for any additional costs you may incur such as travel or accommodation costs in the event of cancellation.

Summary

Hebrides House is available to book for weeklong stays from Saturday to Saturday.

In the low season, the House is available at book for short breaks, and also in two parts – either the main house (which has three king-sized bedrooms and a single cabin bed plus trundle for kids), or the annexe, which is a king-sized bed for two (accessible only via one side).

Arrival time is 4pm and departure time is 10am. If other guests are coming on the same day as you there is no option to have a late leaving time, as we require the time to prepare for the next guests. If we have other guests coming on the same day and you haven’t left by 10am we will charge a reasonable sum for any costs incurred by us.

Booking and confirmation process

We can hold provisional bookings for five days. We will confirm a booking via email when 30% of the non-refundable deposit of the full accommodation cost is paid.

Payment

The price of your holiday let plus the cautionary deposit and extras such as dog fees will be listed prior to your booking being confirmed. The prices listed include VAT owed on the booking.

The dates for payment will be listed and you are responsible for ensuring you make the payments on time.

Deposits are paid by credit/debit card (Amex cards are not accepted) when booked online. The balance is paid by BACS.

The 30% deposit is non-refundable and required to confirm your booking.

The remainder of the balance is due eight weeks before your booking start date, and if you book within this eight week period then the total must be paid at the point of booking.

You will be informed of the cautionary deposit that needs to be paid at the time of booking. It must be paid prior to check in time. If after your holiday, no excessive cleaning, loss or damage is discovered, then will we will refund your cautionary deposit in full.

Contract

The person booking must be aged 18 and over, and the contract is between Hebrides House and the person doing the book for a short term holiday let only. It is your responsibility to ensure the details added to the booking form are correct.

When you submit an enquiry form to us, we are under no obligation to accept that booking.

The contract is effective once the completed booking form is received with the payment as outlined in these T&Cs, with written confirmation of acceptance by Hebrides House.

Once we have confirmed your Booking you will only be able to cancel in accordance with these Terms & Conditions. However we will endeavour to change your dates, extend your stay or update the number in your party if at all possible.

The contract is subject to the law and jurisdiction of the courts.

Hebrides House reserves the right to cancel a holiday booking when the full payment has not be received as outlined within these T&Cs.

We permit you to use Hebrides House for private use, and not a commercial purpose. Please contact us in advance before booking if you have a commercial request.

Cancellation

We urge you to take out the appropriate travel insurance for your holiday to cover you in the situation where your holiday has to be cancelled.  

If you must cancel your holiday booking for any reason please inform us immediately in writing by email to unwind@hebrides.com. If we haven’t responded within 24 hours please call 07769710741 and also send an SMS and WhatsApp to this number.

If you cancel within eight weeks from the day of your arrival you will be charged the full rate. The deposit is non-refundable.  

We will endeavour to re-sell the date, and if that is possible we will refund the money paid minus any costs we have incurred. It may be that we can only re-sell your date as a discounted rate, and therefore the money refunded to you will be in accordance with this discounted rate and may be less than the money you initially paid.

If we have to cancel the booking prior to check in due to events outside our control (such as fire, flood, failure of utility or legislation), you will be entitled to a full refund to the booking of your stay (but not any other costs incurred by you).

Liability

Hebrides House shall not be liable for death or any personal injury. No liability is accepted for any other damage, injury, loss, expense accidental or otherwise or inconvenience to you or any other member of your party and/or your or their belongings, damage by or to any third party or for damage to any motor vehicle or its contents which may be suffered, incurred, arise out of or in any way connected with the let. The terms of the Contracts (Rights of the Third Party) Act 1999 shall not apply to this contract.

Guests and parties

Under no circumstances may more than the maximum number of guests occupy Hebrides House, depending on the configuration that is booked:

  • Whole house – eight adults, two kids in the cabin bedroom (or adult and child, or single adult), and a baby in the travel cot

  • Main house – six adults, two kids in the cabin bedroom (or adult and child, or single adult), and a baby in the travel cot

  • Annexe – two adults and a baby in the travel cot.

Hebrides House is not to be used as a party house, although we do recognise to guests may have friends or family staying nearby. These people can come to visit the house at our discretion and must be agreed in advance of the booking.

At the time of the booking you are required to give a list of all the people staying, and we reserve the right to refuse or revoke bookings from parties.

The Isle of Lewis and Uig is a fairly quiet place, and we ask you to be considerate of our neighbours, especially from the hours of 11pm - 8am, and on Sundays, which is traditionally a day of rest in the Islands.

Booking changes

Hebrides House reserves the right, in the interests of safety or any other reason beyond their control to cancel or alter arrangements. In this unlikely event we guarantee to return to you any payment/charges made in full including the deposit.

If we have a request from you to change the dates of the booking after confirmation has been issued, subject to the change being requested more than eight weeks prior to the commencement of your stay, and if we have availability for these new dates there will be no charge for the change of booking.  

Your responsibility during your stay

You and everyone in your party are responsible for taking care of Hebrides House during your stay.

When you checkout, please do leave the house in a tidy state, such as the dishwasher on, internal bins emptied and any dog mess cleaned up and put in the outdoor bin.

Any damages by you or any member of your party are the responsibility of the person making the booking. Minor breakages and wear and reasonable wear and tear and not usually charged, but please do inform us of any damage before departure. Any damages that are consequential or result in the loss of rental or interest is payable.

Please make sure the water is not left running in the bath tubs or sinks.

No smoking

There is a strict no smoking policy throughout the property. There is to be no vaping inside the property.

Candles and stoves

No candles or incense or any other naked flames are to be used anywhere inside the property.

There are two wood burning stoves in the house, and a supply of logs outside. Guests are welcome to use the stoves, however they must follow the instructions and not put too many logs onto the fires. The stoves must be watched by a person at all times ,and guests must ensure all fires are out and the doors of the stoves are shut before going to bed or leaving the house.

Children

Children are welcome at Hebrides House, but please be aware that no specific provision has been made for children beyond the availability of a toddler travel cot, some bath toys and a high chair.

It is up to the guests to be fully responsible for their children and their safety, and it is recommended that guests which include very young children don’t use the stoves or external firepits as there are no fireguards for these facilities.

Dogs

Up to two well-behaved dogs are welcome in Hebrides House, however they are not to go upstairs, on the beds or any furniture. An additional cleaning cost for dogs is charged at the point of booking.

Guests are required to bring their own dog towels to clean their dog and dry their feet before entering the property after a walk. There is an outdoor shower with a handheld arm for this purpose.

Please bring your own bedding, towels, food bowls for your dog(s).

The garden around Hebrides House is fenced (and a cattle grid at the end of the driveway), however the property is in the middle of a croft which may have sheep on it. Guests must keep their dog on a lead until you reach the beach and are far away from livestock. If you have a dog that is likely to chase animals including horses we suggest you keep it on the lead at all times. Hebrides House is not responsible for the welfare of your dog(s) during your stay.

All dog mess is to be cleared up and bagged within larger bin bags. Please do not throw dog mess bags into the bins outside the house loose.

Internet and Entertainment Services

Hebrides House has Starlink internet access plus two smart TVs with various subscription and free streaming services such as Disney+, Netflix, Apple TV+, Amazon Video plus BBC iPlayer, All4, ITVX.

We can not guarantee a minimum speed, bandwidth or uninterrupted services for internet or these entertainment packages.

Telephone and mobile

Please be aware that Hebrides House has no telephone line, and there only mobile coverage is for those on the EE network at the house and in much of the area of Uig.

Electric Vehicle Charging

Charging electric vehicles at Hebrides House is strictly prohibited due to insurance, public liability and the electrical provision at the house. The nearest electric vehicle charging station is at the top of the village, around 2 minutes drive away.

Fireworks and outside fires

There is an outdoor portable firepit that can be used as long as it is situated away from the house and always kept under supervision.

Fireworks are only permitted with prior written approval. Please do not use any sort of Chinese lantern due to the risk to wildlife.

Right of entry

We reserve the right to enter the property at any reasonable time for emergency repairs if they are necessary, however we will do our best to ensure your privacy.

Security

Please ensure the house is secured locked when you and your party are out.

Complaints

Please inform us immediately of any problem that happens during your stay and we will do our best to fix it as soon as possible. In the event of any breakdown of a domestic appliance, plumbing, wiring, or unforeseen circumstances we are not required to pay any compensation or expenses of any kind.
